A good stay comes down to trust: that the photos are real, the place is clean, the price is the price, and someone answers when you ask. Here is what we promise at every home, and stick to.

What you see is what you get

Every photo is taken at the property. No wide angle tricks, no staging that vanishes before you arrive. If a listing has a quirk, we tell you before you book.

Cleaned before every stay

Professionally cleaned between every booking. Fresh linen, fresh towels, and it smells clean because it is. On longer stays, cleaning can be topped up. Just ask.

We are not absent hosts

A small local team, and a named person you can actually reach. Messages get a reply usually within the hour. If something breaks, we fix it, we don't debate it.

One honest price

Bills, Wi-Fi and parking included where listed. No deposit you never see again. Stay 28 nights or more and weekly and monthly rates beat a run of hotel nights.

How it works

Three steps between you and the door code

1 - Check your dates

Search availability online, or send us your dates, group size and reason for the stay. We'll tell you honestly what works, including when the answer is “not us”. Replies usually land within the hour.

2 - Book and verify online

A quick photo ID check and a signed rental agreement, all done from your phone. Minimum age to book is 24. It keeps every guest and every neighbourhood safe, and it takes minutes.

3 - Arrive when it suits you

Self check-in by lockbox with your own door code, from 4pm at every home. Checkout is 10am. No key handover, no waiting around. The whole place is yours from the moment you walk in.

Hi, I'm Emerson.

I run ERTE Properties with a small team here in the Thames Valley. We’re the ones who write the listings, check the houses, and answer the messages. There’s no call centre and no ticket queue.

My rule for every home is simple: if I wouldn’t put my own family in it on a Friday night, it doesn’t go on the site. That’s why the photos are honest, the kitchens are stocked, and the parking is stated plainly instead of buried in the small print.

If you’re not sure whether one of our homes fits your stay, ask. I’d rather point you somewhere better suited than have you book the wrong house.

The honest bit

A few things we'd rather tell you now

No pets, sorry.

We know that's a dealbreaker for some. It keeps every home ready for allergy-sensitive guests.

No parties or events.

Family gatherings and crew stays are absolutely fine. Amplified music at 1am is not. No smoking inside either.

Quiet after 10pm.

Our homes sit on residential streets, and we like our neighbours.

Security, done respectfully.

An exterior-only doorbell camera and a Minut noise sensor that reads decibel levels. No cameras inside, no audio recording, ever.

Most houses have stairs.

One home is step-free: Ibex House 2, a ground-floor flat in central Reading with level access from the car park.

Long stays are cheaper.

28 nights or more moves you onto weekly and monthly rates with all bills included and no deposit. Company stays get an invoice.

You are in Norcot, a quiet residential corner of Tilehurst on the western edge of Reading. Norcot Road is seconds away for local shops, cafes and takeaways. Tilehurst station is under a mile on foot, with direct Great Western Railway trains into Reading and on to London Paddington. The M4 is a short drive, putting Bath, Bristol, Oxford and Heathrow all within comfortable reach.

You are in Headington, one of Oxford's main hospital and university neighbourhoods on the eastern edge of the city. The John Radcliffe is under half a mile on foot, with the Churchill and Nuffield Orthopaedic Centre close by. Headington's shops, cafes and supermarkets are minutes away. The Oxford Tube coach to central London runs 24 hours from Headington, and Oxford station with fast trains to London Paddington is around three miles. The M40 puts Birmingham, London and the wider motorway network within easy reach.
