Reading demand runs all year. The tech corridor is busy midweek. The University hosts graduations and open days. The Festival sells out the town. Plus, the Elizabeth line goes right into central London. We price a flat in the town centre near the station differently than a family home in Caversham. This is because different guests value different things. Most of Reading isn’t under the 90-night cap. We still check planning use, council tax versus business rates, fire safety, and Article 4 for each address.

Our fee is a percentage of the income we generate: no income, no fee. Setup and furniture are quoted upfront. Cleaning and maintenance are at cost, with no markup. The Holiday Let Report lists the expected costs for your property before you decide on anything.
A standard buy-to-let policy won't cover holiday lets. So, the property needs special reclassified cover. We mention this on the first call, before you commit. Each stay includes guest ID verification and a security deposit. Every turnover is recorded with a signed inventory and video.
We include a fire risk assessment in the compliance pack we finish during the 30-day switch. This also covers the EICR, gas certificate, EPC, and PAT testing. Nothing goes live until the pack is done, and the file is yours to keep.
Many buy-to-let mortgages need consent to holiday-let use or a product switch. The Holiday Let Report checks mortgage terms. If you need consent, we inform you before you commit, not after. Getting this wrong is exactly the kind of slip we exist to prevent.
Two answers, both in writing. The Revenue Guarantee covers the first 12 months fully. If the income lands below 30% over your net buy-to-let baseline, you get a refund for your furniture and decoration. The Plan B Clause means no lock-in. You just give one month's notice. Then, return the property guest-ready or sold with vacant possession when it suits you.
